Equity Lease/Option Program
A typical lease option, which has been around for many years, simply doesn’t work for most people because it doesn’t enable the buyer to accumulate enough cash equity to complete the purchase option.
It presumes the buyer can save up enough money during the lease period for a good down payment. How many people do you know who can save $40,000 to $60,000 after taxes in 1-2 years?
The Equity Share Lease Option program, however, is set up to enable the buyer to accumulate tens of thousands of dollars in equity toward the purchase option.
The buyer earns equity from their Initial "option money" deposit, but the bulk of their equity comes from sharing a percentage of the property appreciation during lease period.
When it's time to exercise the purchase option, the program converts the Lease Option to an Equity Share and then contributes whatever additional money is needed to guarantee a full down payment.
